Will my ADU application need a geotechnical report?
For an ADU addition or new construction of 500 square feet or greater, the City lists a geotechnical report among required permit materials. We account for that documentation when preparing the submission. Plan for site and soil documentation as part of the preconstruction budget.
Does replacing a patio trigger a drainage permit?
A Hardscape/Drainage Permit is required for 500 square feet or more of new or replaced impervious surface. The requirement includes a permanent measure to collect and treat runoff. We account for that treatment space during exterior design; drainage modifications can also require a grading permit unless exempt.
What happens if my project pauses during plan check?
Plan checks remain valid for one year from application. An expired plan check requires reapplication and becomes subject to new code standards from all departments. If you pause the project, we review the application date with you so the next submission accounts for any changed requirements.
Does an ADU in the Coastal Zone need extra approval?
Often, yes. The City says many detached, expanded or converted ADUs and JADUs in the Coastal Zone require a Coastal Development Permit in addition to the building permit. We confirm whether your lot is in the Coastal Zone at the site review, before design starts.
Can I build an addition on a sloped Encinitas lot?
